According Money Magazine Surprise Arizona was one one the top communities to live in throughout the United States.  On February 12, 2009, the Arizona Republic, compared Arizona property values 2009 versus 2008.  Phoenix property values decreased 25.6%, Maricopa County property values decreased 15.2% and Youngtown property values decreased 48.76%.

Sun City Grand property values decreased 3.78% (2008 vs 2009).  It was the SMALLEST change in Maricopa County!  As a Sun City Grand homeowner, its great to see that our retirement community is holding value in comparison with the entire Maricopa County. 

Sun City Grand homeowners association released statistical information regarding the 380 real estate sales in 2009.

Average Age 

  • Average age of 2009 buyers was 67.34 years
  • Average age of 2008 buyers was 66.65 years
  • Average age of 2007 buyers was 65.68 years

    •  Under 55 Homeowners  

  • January 2010 = 204 (2%)
  • January 2009 = 207 (2%)
  • January 2008 = 200 (2%)

    •  Average Age Buyers in 2009

  • 10% were age 45 to 55
  • 44% were age 55 to 65

    •  Buyer information
    18% were Sun City Grand homeowners upgrading or downsizing
    14% were buyers who moved from other Arizona cities
    10% were Canadian residents
    9% were Washington State residents
    5% were purchased as rental properties

    Leolinda - Great news for homeowners! Seems like if there was a small dip it's probably as good as time as ever to buy! And for sellers, if you HAVE to sell, a 3.8 percent drop isnt bad compared to the rest of the country!

    Christopher, yes, it's a buying and selling signal.  BTW, most agents who specialize in the community are extremely busy.
