Real estate sales in Sun City West Arizona has just exploded. More homes sold in the month of July than any other month in 2009. The inventory of homes listed is the lowest all year long. Deflated prices have resulted with many people looking for their Arizona retirement property while the market is still low.
During the peak of the market in 2005, Sun City West inventory rate was less than 0.4%. The current inventory rate is presently approximately 1.2%. Sun City West absorption rate, the time in which it will take to sell off the current inventory at the current rate of sales, is 32 weeks.
Corte Bella Country Club real estate sales are also increasing, however at a slower rate than Sun City West. The number of homes in foreclosure are decreasing however it is still unsure how long it will take the Corte Bella market to improve. The absorption rate, the time in which it will take to sell off the current inventory at the current rate of sales, is 59 weeks.

Not surprising to see the demand for Del Webb communities. But all over, I've seen inventory reducing and sales increasing. Looks like there are going to be some big changes soon.
