This is the lowest inventory of homes for sale in Sun City Grand since March, 2008. Home sales remained constant again last week. Homes that show well, have the right upgrades, and are priced well, sell the quickest. Prices remain deflated. It has been a busy summer season since buyers are looking and buying this summer. Even in the 115 degree weather there are lots of potential buyers looking, and most are buying in preparation for their retirement or for the upcoming fall/spring season. The absorption rate is number of weeks it takes to sell the current inventory at the present rate of sales. The Absorption Rate for Sun City Grandthis week is 35.9 weeks. This means that at the current rate of sales, it will take about 36 weeks to deplete the current inventory. Absorption rate for Sun City Grand must utilize all properties since the sample population would be rather small if only one segment or another were utilized. The Absorption Rate of Arizona Traditions this week is 42 weeks. Recently I was asked why don't I calculate two absorption rates, one for golf course properties and a second for non-golf course properties. Because of the minuscule number of golf course properties for sale combined with the low number of golf course home sales in the Sun City Grand during any observed period, a measurement of absorption rate specifically for golf course properties would be useless unless it includes the following data: Including these data points allow you to see the trends of golf course properties as a whole and how the current period compares to the previous period. Considering that in most cases, the average number of Sun City Grand homes located on a golf course is X, a small number indeed, if X properties is missed by either calculation error or omission then the period sample would be neglecting X% of data. As a result, in order to avoid errors in the sample one has to look at all the data in the period. Lastly, buyers or sellers care about home prices which is determined by other factors such as: location, square footage, number of bedrooms, and housing model type. The absorption rate of home sales in an area is a macro-economic factor that cannot be measured with such fine granularity without the possibility of incurring observation large errors.
