The present inventory of Sun City West homes was last seen in April 2011. Prices appear to have stabilized. Homes are extremely affordable which is reflective in the inventory and price per sq ft. 

The average price per sq ft of sold Sun City West golf course homes in November was $107; the average sold price per sq ft in October 2011 was $98.

The average price sq ft of sold Sun City West properties off the golf course in November 2011 was $81; the average sold price per sq ft in October 2011 was $83.

46% of the November 2011 Sun City West sales were under $150,000.

Sun City West Winter Holiday Concert

3pm Sunday, December 4, 2011

The annual free winter holiday concert performed by the Sun City Concert Band is scheduled for Sunday, December 4, 2011 at the Sun City West Social Hall located at 19803 North R H Johnson Bl in Sun City West Arizona. Sun City West is an age restricted community that frequently hosts musicals open to the public, encouraging all ages to attend.

Members of the Sun City Concert Band hail from Sun City, Sun City West and Sun City Grand.  The program includes patriotic music and inspirational music.  Selections will be played from “The Nutcracker Suite,” “A Hanukkah Fantasy,” plus much more.

The concert is free and donations will be accepted. Doors will open to the public at 2:30pm.  I hope to see you in Sun City West this weekend!

Sun City West Arizona is an unincorporated retirement community (55+) with 17,300 residences that were built and developed by Del Webb Corporation. Sun City West is the home to approximately 35,000 people.  There are four recreation centers in Sun City West, 3 indoor pools, 3 outdoor swimming pools, bowling, billiards, tennis courts, handball courts, pickle ball courts, racquetball courts, pet park, softball field, over 100 established clubs and year-round activities.  It's an adult wonderland!

There are nine golf courses in Sun City West. Pebblebrook, Grandview, Deer Valley and Trail Ridge are championship courses. Stardust, Echo Mesa and Desert Trails are executive-length courses.  Hillcrest Golf Club is owned by John Jacobs School of Golf and is open to all residents and the public. Briarwood Golf Course and Country Club, is Sun City West's only country club.  It features golf, swimming and tennis.

This is the lowest inventory levels in Sun City West since September 2010.  The absorption rate, the number of weeks to sell off the existing inventory, was last at 31 weeks in October 2010.  Sun City West prices are not regaining ground with the sold price per square foot continuing on a down trend.

Kitsap Peninsula Business Journal in Belfair Washington recently published an article about Gordy and Mary Jo Monten.  The Monten's purchased a retirement home using me as their Realtor®, in Sun City West Arizona.  They decided it was time to invest in Arizona real estate in this awesome age restricted community with its fantastic amenities.

Gordy and Mary Jo describe living in Sun City West as living in a resort, "an adult Disneyland".  Gordy is busy with the metal shop and Mary Jo with the sewing club.  There are 17,300 homes in Sun City West with 35,000 residents.  At least 10 percent of the buyers in Sun City West come from Washington State.  Why? Besides pickle ball, it's our warm weather and fabulous activities geared towards baby boomers.

Sun City West recreation dues are $355 per person on title.  This enables Sun City West homeowners to have unlimited use of the recreational facilities, 3 indoor pools, 3 outdoor swimming pools, pet park and softball field.  There are a plethora of activities offered by over 100 clubs with year-round activities including bowling, billiards, tennis, handball, pickle ball, racquetball, and golf, 7 golf courses to be exact.   Memberships in various clubs are minimal and Sun City West homeowners have discounted golf.

Sun City West is an age restricted community with at least one member in the household at 55 and no permanent resident under 19.  Children are welcomed and can visit but no more than 90 days in a calendar year.
