The present inventory of Sun City West homes was last seen in April 2011. Prices appear to have stabilized. Homes are extremely affordable which is reflective in the inventory and price per sq ft. 

The average price per sq ft of sold Sun City West golf course homes in November was $107; the average sold price per sq ft in October 2011 was $98.

The average price sq ft of sold Sun City West properties off the golf course in November 2011 was $81; the average sold price per sq ft in October 2011 was $83.

46% of the November 2011 Sun City West sales were under $150,000.

Homeowner associations in Phoenix AZ Retirement Communities already have American flags flying throughout each community. At the initial close of escrow, homeowners in Arizona retirement communities of were given an American flag that can be affixed to the garage side of the home. Many homeowners will be flying their American flag tomorrow. Some homeowners in Sun City West and Sun City have flagpoles; the American flag will be flown at half-staff from these flagpoles tomorrow. Flags at the Maricopa Sheriff Posse's office in Sun City West will also be flown at half-staff on September 11, 2011.

September 11 is one of the five days that the American Flag is flown at half-staff on flagpoles.  On December 18, 2001 public law No. 107-89 designated September 11th as Patriot Day. In observance of the 2,977 individuals who lost their lives during the terrorist attacks on September 11, 2001, the United States flag should be displayed on flagpoles at half-staff from sunrise to sunset each September 11.

When raising the American flag on a flagpole at half-staff at sunrise, the flag should be first hoisted to the peak for a second or two, and then lowered to half-staff position. At sunset, the flag should again be raised to the peak for a second or two, and then lowered. Half-staff is lowering the flag to one-half the distance between the top and bottom.

If you don't have a flagpole, just fly your American flag as you would normally. 

Flag Etiquette

• The American flag is only displayed upside down ONLY during extreme danger to life or property
• The American flag should never touch the ground, the floor or water
• The American lapel flag pin being a replica, should be worn on the left lapel near the heart
• The American flag, when it becomes worn and weathered, should be destroyed in a dignified way, preferably by burning

Sun City West Arizona is an unincorporated retirement community (55+) with 17,300 residences that were built and developed by Del Webb Corporation. Sun City West is the home to approximately 35,000 people.  There are four recreation centers in Sun City West, 3 indoor pools, 3 outdoor swimming pools, bowling, billiards, tennis courts, handball courts, pickle ball courts, racquetball courts, pet park, softball field, over 100 established clubs and year-round activities.  It's an adult wonderland!

There are nine golf courses in Sun City West. Pebblebrook, Grandview, Deer Valley and Trail Ridge are championship courses. Stardust, Echo Mesa and Desert Trails are executive-length courses.  Hillcrest Golf Club is owned by John Jacobs School of Golf and is open to all residents and the public. Briarwood Golf Course and Country Club, is Sun City West's only country club.  It features golf, swimming and tennis.

This is the lowest inventory levels in Sun City West since September 2010.  The absorption rate, the number of weeks to sell off the existing inventory, was last at 31 weeks in October 2010.  Sun City West prices are not regaining ground with the sold price per square foot continuing on a down trend.
