Sun City Grand Surprise AZ Golf Course and Non-golf Course Listings Sold

As a Sun City Grand resident in Surprise Arizona, I am extremely interested with the state real estate market in this Arizona West Valley adult (55+) community.  Listing sold in Sun City Grand has decreased considerably in July, both golf course and non-golf course properties.  Traditionally, the number of sales decrease in January, June, July and August each year.

 

The average sales price for golf course properties increased in May, however there was only 4 transactions therefore it is statistically

The average square footage for properties sold are remaining relatively constant for golf course properties.  The average square footage for non-golf course properties are increasing for non-golf course properties.

 

The average price per sq ft for non-golf course properties are increasing.  The average sales price for non-golf course properties have decreased however the lowest average price per square foot was $187.94 in July 2010.

Sun City Grand is the Del Webb flagship community located in the Arizona West Valley. This age restricted (45+) adult community has four championship golf courses all of which are owned by the homeowners association.  Home construction began in 1998 and completed in 2005.  There are 9,550 homesite properties and 252 condominiums in Sun City Grand, the largest retirement community in Surprise AZ.  Sun City Grand Surprise AZ Real Estate Sales Statistics

72.9% of the homes sold in Sun City Grand in 2010 sold under $300,000.

Thus far in 2010, homes sold on average in 134 days. The average highest price per square foot was $262.61 and the lowest average price per square footage was $129.71.

Sun City Grand Surprise AZ Retirement Community Real Estate Market Update April 2010   

Sun City Grand in Surprise AZ has experienced an increase in sales for the first four months of 2010 in comparison to the first four months in 2009.  There were 176 properties that sold and closed in escrow since January 1, 2010.  This has been the best sales period since 2005.

Sun City Grand Surprise AZ Real Estate Homes for Sale

The average sale price of golf course properties have decreased from January to April.  It appears that buyers are focusing on lesser priced golf course properties instead of the higher end properties.  Historically however, larger higher priced properties experience a greater appreciation than others.

Non-golf course properties average sales price remain constant under $250,000.

Sun City Grand Surprise AZ Real Estate Market Update

The average size of sold golf course properties remain over 2,400 sq ft.  The average size of sold non-golf course properties increased to over 1,800 sq ft. 

Sun City Grand Real Estate Market 2010

The average sold golf course properties price per sq ft slightly increased in April from March however the price per sq ft is relatively lower than January.  The January value is shewed since there was just one golf course property that closed that month.

The average sold non-golf course properties price per sq ft has decreased in April from February and March however it has increased since January.

Sun City Grand Surprise AZ 2010 Real Estate Market

The average price per square foot of Sun City Grand properties have decreased three tenths of one percent from prices in the same period of 2009.  Based on what closed in the past 90 days, there is approximately 118 days of inventory presently on the market.  It appears that prices in Sun City Grand are stabilizing.  Sun City Grand continues to offer an incredible active adult lifestyle at extremely affordable prices.

What's Happening this Weekend in Sun City Grand Surprise AZ

The public is invited to view the vintage cars owned by Sun City Grand homeowners at the annual "Cruise The Grand" car show on Saturday, November 21, 2009.  The pre-1972 cars can be viewed between 3 and 5pm at the Sonoran Plaza in Sun City Grand Surprise AZ.  "Dillon's Grand" will have an outdoor bar and restaurant food for purchase.  Dillion's is an Arizona favorite restaurant that specializes in ribs.
