Sun City Grand real estate listings were at its lowest this year during the third & forth week of August and the first week of September. Inventory has increased since the second week of September.
On September 30, 2009 there was 219 active listings, 37 pending contracts and 4 contingent contracts. There were 16 properties that sold and closed in escrow in September.
The average sale price in September 2009 was $229,650 and the average days on the market was 69 days. The average price per sq ft was $141.78.
The average sale price in September 2008 was $262,305 and the average days on the market was 190 days. The average price per sq ft was $146.19.
In September 2009, the lower priced homes sold in a shorter time than in 2008. Note that golf course properties were extrapolated from all calculations.
5 active foreclosure (lender owned) properties remain listed on MLS. Another 3 properties are pending in escrow. 4 short sale properties are listed on MLS. 3 properties are awaiting bank approval.
