My market area is the Arizona West Valley retirement communities. The market has been moderate, sellers wanting to sell and buyers looking for tremendous bargains. Buyers are buying however they are extremely conservative and are constantly discussing and reviewing current and past market statistics.
My Current Housing Market Conditions...
Our prices are holding and buyers are buying
Sellers have reduced prices and buyers are buying. Prices are remaining constant. Unfortunately baby-boomers are affected greatly whenever their children looses jobs. Sometimes physical, or health needs require selling a property. The volatile stock market, Enron and Madoff has also affected buyers and sellers ability to move. Houses are not being "given away". They are being sold around 4% or less lower than list price. Some properties are selling at list price. The tax credit had some impact on this market, but not as much as in other area markets. Most buyers and sellers own/purchase second homes as winter residences which were not eligible for the tax credit. Whenever a seller prices a property at the current value, the home does sell with the average time on market at 5 months. Properties that have desirable upgrades are in great demand. Presently I am seeing a great number of buyers who are requesting an extremely long close of escrow, some offers being written as long as seven months. Who knows what will happen in seven months? As such, sellers are requiring considerable non-refundable deposits for escrow periods over three months.
