for the week ending December 4, 2011

• Absorption Rate (Number of Weeks to Sell the Existing Inventory): 32 weeks

The present inventory of Sun City Grand homes for sale on and off the golf course continues to increase resembling 2009 and 2010. Homeowners list properties in light of the influx of winter visitors. This is the time of year that Sun City Grand residents downsize, purchase larger properties or move equity.   

The average price per sq ft of sold Sun City Grand golf course homes in November was $169; the average sold price per sq ft in October 2011 was $176.

The average price sq ft of sold properties off the golf course in November 2011 was $136; the average sold price per sq ft in October 2011 was $123.

Two thirds of the November 2011 sales were under $250,000. According to the tax assessor, approximately 50% of the November buyers obtained a loan.

• 16 La Solana properties have list prices that range from $54,900 to $179,900
• 47 Sun City Grand golf course properties have list prices that range from $279,000 to $799,000
• 215 Sun City Grand NON-golf course properties have list prices that range from $145,000 to $669,000

  

 SHORT SALES & FORECLOSURES

• There are 9 active short sale Sun City Grand homes listed on MLS in Sun City Grand. 1 property is awaiting bank approval. 10 short sale properties have sold and closed since December 4, 2010.
• There are 3 active foreclosed (lender owned, auction & HUD) properties presently listed on MLS in Sun City Grand. There are no foreclosed properties pending in escrow.  18 foreclosed (lender owned, auction & HUD) properties have sold and closed since December 4, 2010.
• There are an additional 19 Sun City Grand homes not listed on MLS that are scheduled for trustee foreclosure auction.

Sun City Grand Real Estate Market Update
2010

Sun City Grand home sales began to plummet in mid-2005.  Demand again dropped dramatically in the third and forth quarters of 2006 and once more in the third quarter of 2008.  Sun City Grand sales did not plateau until the forth quarter of 2009.  The demand further increased in the first and second quarter of 2010, being the best selling periods in 2010. This was probably due to the influx of winter visitors and winter resident transactions.  Another factor would be due to the home buyer tax credit incentive program that sellers and buyers experienced due to a domino effect.  416 Sun City Grand properties sold in 2010, an increase of 38 sales from 2009. 

Sun City Grand housing prices have been experiencing a small and stable increase that began in the fourth quarter of 2009 and continued in 2010.

In 2009, the average days on the market was 138 days.  In 2010 Sun City Grand homes on average days on the market was 119 days.  In the forth quarter of 2010, the average days on the market in Sun City Grand was 89 days.  This is the least number of days on the market since the second quarter in 2006.

The days on the market and number of homes sold would be expected to be strongly inversely correlated.  (-.3169)

 Elasticity of demand...for every 1 percent change in price, there is a 7% change in demand.

Golfers frequently celebrate their successes during a round of golf in any of the four championship Sun City Grand golf courses in Surprise Arizona.  This age restricted Del Webb community in the Arizona West Valley has 9,550 homesite properties and 252 condominiums. 

As of today, there are 207 (2.1%) homes listed for sale.  This comprises of 11 condos in La Solana, 41 golf course properties and 155 non-golf course properties.

Golfing the Grand Sun City Grand in Surprise AZ

Sun City Grand real estate is the flagship and master mind creation of Del E Webb.  There are four beautiful championship golf courses in Sun City Grand, all four owned by the Sun City Grand's homeowners association.  The first, Desert Springs golf course opened in 1996 and approximately three years later, Granite Falls South opened.
