How's the Market in Sun City Grand in Surprise AZ?
Buyers and sellers frequently ask what's happening with the Arizona West Valley real estate market in Surprise, specifically for retirement communities. Sun City Grand is the largest retirement community in the Surprise. Buyers are still comming and homes are selling.
During May 2010, 41 properties sold in Sun City Grand. 7 properties were on the golf course, 34 properties were off the course. Golf course prices ranged from $320,250 to $535,000. Golf course properties average sale was $190.31 per sq ft. Non-golf course prices ranged from $160,000 to $330,000. Non-golf properties average sale was $136.21 per sq ft. 
Homes sold on average at 4.4% lower than list price with a few properties sold at list price. The average length of time on the market has decreased since August 2009 and is remaining constant. Thus far, inventory is less this summer than summer 2009.
