There are some golf course properties with ordinary views, some with fantastic views and other with outstanding views.  I had the pleasure to have dinner at this Sun City Grand home this evening.

 Golf course views were spectacular, 180 degrees of unbounded panoramic unobstructed scenery.

Some homeowners prefer golf course properties due to its privacy and others seek it out for the verdant grass.

Who decides what price to sell a property?

A few months ago buyers that I represented wrote an offer on a property that was listed for several months and the list price was around $225,000.  I prepared a list of comparable sold properties for the buyers and the buyers felt that most comparable properties at that time sold for $190,000.  Since they were paying cash, the buyers decided to offer about 3% less than the comparable sold properties. 

The buyer's offer was rejected and the seller's agent presented a counter offer for $221,000.  The buyers decided that the seller was not being reasonable and rejected the counter offer. 

The listing has since expired.  Yesterday I received a call from the homeowner, asking if the buyers that I had represented would consider re-submitting their offer.  I explained that the buyers have since purchased another property. 

The seller complained that the original listing agent did not explain the comparable sold homes, and stated that the listing agent insisted on the counter offer price.

Exactly who determines the sales price on the property?

Is it ethical for the listing agent to determine the price? Why or Why not?

Was it greed, arrogance or ignorance on the part of the listing agent?

Why would a listing agent not provide a seller with current sold prices?

Do you demand that a seller will sell the home at a specific price?  Why or Why not?

Each morning I awaken with the alarm on my Blackberry.  I crawl out of bed and am greeted by my bird Mango who clearly says "good morning".  This morning I again awakened with my Blackberry.  Within a minute or two after the alarm rang I received this picture on my Blackberry from my friend Steve who is vacationing in my hometown in Hilo Hawaii.

It's all about curb appeal!  According to HGTV most buyers decide on the home within two minutes from seeing the exterior.  

A few months ago I received an advertisement for cultured stone veneers in my Sun City Grand  home.  I set the ad aside thinking that it may be an asthetically pleasing to the front of any home. The company, Amazing Stone Veneers ROC#255767, is owned by Brian Showvaker.  It's a family owned and operated company located in Surprise Arizona.

Shortly thereafter there was a bit of excitement in front of my neighbor's home.  My neighbors were having stone veneer installed.  The process began with an application and subsequent approval from the homeowners association.  Unfortunately I did not see the entire process however it took about a week.
