If you've lived in Arizona for any period, there are a few things that recognizable, if conspicuous. Termites! We have termites in Arizona, most of which are subterranean. Many people say it's not if you've had termites, it's when will you have termites. Buyers I represent have a termite inspection conducted by a certified termite inspector. Many buyers come from parts of the country in which termites are nonexistent. I frequently overhear buyers ask the termite inspector as to how to spot termites.
A few days ago I was showing my clients lender owned properties in Surprise. Many people are purchasing investment properties in the non-age restricted communities in Surprise.
The entry of this lender owned property was filled with trash, leaves and cobwebs, typical of lender owned properties. Property was very nice inside, great room floorplan with newer appliances, a home that my buyers were considering to purchase.
While leaving and locking the front door, my clients pointed out the termites. If you are not familiar with subterranean termites, this picture will give you a general idea what to look for and maybe with the ability to recognize a termite tube. This termite tube was on the stem-wall. It is brown and can be easily removed. Removing the tube does not eradicate the termites.
Frequently tubes can be observed hanging from the ceiling. Those tubes resembles a brown trail, very narrow about the width of a piece of yarn. Free-hanging tubes can be seen hanging from ceilings, shelves and overhangs. According to my pest control guy, tubes does not necessarily equate to "damage."
How do you treat for termites? Typically termite companies will trench around the property, drilling the cement in areas that cannot be trenched. Any one of many termite poisons will be filled in the trenches and in the drilled holes. Holes are filled, trenches are covered and whalla! Your home has been treated for termites. Unfortunately just treating the termites does not mean that it will kill the termites. Termites die only after they have injested the poison. Yes, subsequent treatment may be necessitated to kill termites. Pest control companies normally provide up to a 5 year warranty on termite treatment.
