Out-of-state buyers frequently contact agents to purchase bank owned properties sight unseen. Excellent idea if the agent is familiar with the home. Bad idea!, if you are working with a part-time agent (a relative or friend of a relative) or an agent not familiar with the property or the area.
This morning I received an email from a client who is interested in a bank owned property. I had previously shown the property when it was occupied. The previous homeowner was obviously a chain-smoker. Now that they have moved, the home still has a lingering smoke smell, one that probably only non-smokers can detect. There is also a huge ceiling crack, large enough to insert a nickel, maybe a quarter. The home gave the indication that it may be settling or may have settled.
A full-time area agent is familiar with the neighborhood, pricing, vehicular traffic and has an intimate knowledge of homes in the area. Your area agent is available to scout out properties and provide pricing possibly indicate what problems were observed. Agents are not licensed inspectors and should not be treated as such. An experienced area agent may point out a concern for the potential buyer to inspect further.
Banks are requiring buyers to purchase properties "as is". The buyer has the responsibility of doing all of the inspections and due diligence within a specific time period. Your area agent should know about various disclosures, schedules for widening roads, elevation of overpasses, expansion of freeways and sound barriers, information that may be found on the internet but only after a great deal of research. Since time is of the essence, an area agent would probably have the internet sites for immediate information to prospective buyers.
