Sun City Grand Real Estate Market Update
2010

Sun City Grand home sales began to plummet in mid-2005.  Demand again dropped dramatically in the third and forth quarters of 2006 and once more in the third quarter of 2008.  Sun City Grand sales did not plateau until the forth quarter of 2009.  The demand further increased in the first and second quarter of 2010, being the best selling periods in 2010. This was probably due to the influx of winter visitors and winter resident transactions.  Another factor would be due to the home buyer tax credit incentive program that sellers and buyers experienced due to a domino effect.  416 Sun City Grand properties sold in 2010, an increase of 38 sales from 2009. 

Sun City Grand housing prices have been experiencing a small and stable increase that began in the fourth quarter of 2009 and continued in 2010.

In 2009, the average days on the market was 138 days.  In 2010 Sun City Grand homes on average days on the market was 119 days.  In the forth quarter of 2010, the average days on the market in Sun City Grand was 89 days.  This is the least number of days on the market since the second quarter in 2006.

The days on the market and number of homes sold would be expected to be strongly inversely correlated.  (-.3169)

 Elasticity of demand...for every 1 percent change in price, there is a 7% change in demand.

Speechless Sundays ~ Got Short Sale?

Prospective buyers frequently inquire about properties listed as a short sale. It takes a whole lot of waiting, to obtain bank approval. Many times the bank will counter the offer at a price higher than the list price. I waited over a year on one short sale offer which was eventually denied and the property was sold at a trustee sale.  Short sale? The words short sale is a oxymoron.

Hawaiian drums are made from gourds and are called Ipu and Ipu Heke. One of the largest gourd farms is located at Wuertz Farms in Casa Grande Arizona. Many of the gourds grown at Wuertz Farms are shipped to Hawaii and after meticulous carving, transformed into an Ipu. The youtube video is of a hula danced with an Ipu, the hula instructor is using an Ipu Heke.

Wuertz Farms began farming in 1929. The Wuertz farm store sells gourds, books and ornaments carved from gourds and hosts a yearly gourd festival. This year's gourd festival will be held on Saturday, February 5, 2011 at the Pinal Country Fair Grounds located at 2487 East Highway 287 in Casa Grande.

My hula halau (group), Halau o' Hawaii', will be dancing hula at annual festival using our Ipu. Hula dancers of all ages will perform, include myself. Many of my clients have asked to watch me dance hula, here is your chance.

The festival will have over 100 gourd vendors and gourd artists. There will be gourd games, mini gourdster races, mariachis, gourd musicians, food booths, and yes, hula dancers. Thousands of dried gourds will also be on sale.
