I was showing property this afternoon in Sun City West and came across this beautiful plant.  The homeowner placed the potred plant on the patio close to the backdoor.  There it gets all lots of sunlight yet it is shaded from frost and harsh heat. I guess you could say that the homeowner carefully "staged the patio".

Haiti has been heavy on my heart and mind since the earthquake.  Americans are being called upon to be the financial and physical saviors of the impoverished and politically divided island nation.  Irrespective of the current and terrible effects of the earthquake, the issues Haiti faces are substantial: abject poverty, 80% of the population lives below the poverty line, political instability, near constant political violence culminating in the 2004 overthrow of exiled president Jean-Bertrand Aristide, high inflation, 1993 estimates put the yearly inflation rate of consumer goods at 15.5%, and limited infrastructure development and investment.  

The United States has taken the lead in the current Haitian relief effort and is taking a two fold strategy that consists of 1) alleviating the suffering of the Haitian people by directing the fundraising and aid distribution effort and 2) putting a plan in place to utilize the dollars raised to rebuild Haiti and lead the redevelopment effort.

There is hope and it springs eternal.  Haiti's slave population succeeded in creating the first black republic to declare independence from its' colonial settlers - there exists a strong willed people.  Americans have a track record of successfully rebuilding nations utilizing the public sector's resources of Direct Government Foreign Investment - President Truman's enacting of the Marshall Plan in 1948 - and the power of the private sector - through capitalism and open markets in the cases of India, China, and other Asian Nations.  Lastly, the correlation of economic variables common between successful growing nations and absent declining ones is well studied in economic literature and it is clear that Haiti falls behind in many of basic building blocks of a thriving economy.   (i.e. elementary education, political stability, the freedom for workers to move between job sectors, growth of cities, increased medical care, etc.)  However this will soon change.

The words of Bob Greene's moving blog posting paralleling the rebuilding a destroyed Europe post World War 2 has significant meaning to me as my father played a role in the liberation of the Philippines during World War 2: "The Americans are coming".  My friends and fellow agents, "The Americans ARE truly coming" and I believe there are many brighter days ahead of the Haitian people and the United States.

Sun City West AZ Realestate Market Update for the Week Ending January 24, 2010

There are approximately 17,300 residences in the unincorporated age restricted 55+ community of Sun City West Arizona.  The seven Sun City West golf courses are owned by the homeowners association.  Four are championship courses and three are executive-length courses. Presently, only 489 homes are listed on MLS for sale, 72 properties are on the golf course and 417 are non-golf course properties.

• Sun City West Absorption Rate (Weeks of Inventory): 47 weeks

There are 9 active short sale property listings in Sun City West.  7 properties are awaiting bank approval.  12 short sale properties have sold and closed since January 23, 2009.

There are a total of 12 active foreclosure (lender owned) properties presently listed on MLS in Sun City West.  6 foreclosed properties are pending in escrow.  40 foreclosed properties have sold and closed since January 23, 2009.

The four championship golf courses in Sun City Grand in Surprise Arizona are owned by the Sun City Grand Homeowners Association.  There are 9,800 homes in Sun City Grand and as of today, there are only 252 homes are listed for sale.  This comprises of 16 condos in La Solana, 40 golf course properties and 196 non-golf course properties.

While visiting my hometown in Hawaii a few weeks ago, I played golf at the Mauna Kea Beach Golf Course.  My ball landed on the beach and I climbed down to the beach to retrieve it.  Fortunately I had my camera in the golf cart and got to take a picture of this luxury boat. I reminisced of my trip this week when Surprise Arizona had over 4 inches of rain in ONE day.
